We are framing – Another Step in the Building Process

This is truly one of the most exciting phases of building new homes – framing a house! It is a long haul from permitting, excavation, drainage, foundation, and a basement slab to frame the house. When we arrive, and the first load of lumber shows up, happiness is all around!

I often build on small city lots, so the lumber gets delivered by floors; basement, main floor, then upstairs. And I never tire of seeing my name on the lumber load. Ha – welcome aboard, I think!

A good foundation contractor and a good framer are crucial to my success. That's why I love both my sub-contractors, who handle setting the groundwork and building the framework.

Framing actually happens quite quickly! It often only takes about three weeks to see most of it all come together. Then a few more weeks for the details to get filled in, so 4-5 weeks overall. We made several changes to this house as we went through the framing process, which is not uncommon. I am so excited to see it taking shape. It is going to be fabulous!

Here are a few tips for framing.

Hold off on ordering your windows until you are all framed up. We made many changes on window size and design as we took stock of how the house sits on the lot, the neighbors, and the views.

Make certain that your framer knows your local building codes. It saves so many headaches. And since they are constantly changing, it gets you through the inspection phase with ease if they are aware of these fundamental rules.

Assure your framing crew is thinking of the contractors that come next; HVAC, plumbing, electrical – all appreciate an accurate framer that sets them up for success.

Don't assume all the lumber that is sent will be correct. Lumber yards do take offs from your plans and can oversupply and charge you for the surplus. We keep a close eye on the quantities and return anything & everything we don't need.

Now that the framing of this house is complete, it is time for windows, doors, and siding on the outside. And after that, the roughing in electrical, plumbing, and heating/cooling occurs on the inside.
